Selling a Corpus Christi House From Out of State
Maybe you inherited it. Maybe you moved for work and the house stayed behind. Now it sits empty in Corpus Christi while the tax bill, the insurance and the upkeep keep coming. You can sell it from wherever you live, without fixing it, cleaning it out or booking a flight.

Why an empty house costs more than you'd think
A house nobody lives in still runs up bills, and a few of them get bigger once it stops being your home.
- Taxes go up. The homestead exemption is for the home you live in. Once you move out, or if you inherited the house, the full rate usually applies.
- Insurance gets harder. Many homeowner policies cover less once a house has been empty for a while. It's worth asking your agent what yours says.
- The city still bills. Water, sewer, trash and storm water have monthly minimums, even if nobody turns on a faucet.
- Problems are harder to catch from far away. Tall grass, a break-in or storm damage after a Gulf storm can go unnoticed for weeks when you aren't close by.
None of this means you have to sell. It just helps to know what waiting really costs. If the house is already sitting vacant, our guide on paying taxes on a vacant house covers more of your options.
Your options when you live far away
There is no single right answer. Here is how the main choices compare when you don't live in Corpus Christi.
- Keep it for now. This makes sense if you plan to use the house or move back. The calculator above shows what each month costs while you decide.
- Rent it out. Rent can cover the bills, but someone local has to handle tenants, repairs and late-night calls. A property manager usually takes a share of the rent for that.
- List it with an agent. A house in good shape can bring the highest price this way. Expect repairs and a cleanout before it sells, showings to arrange from a distance, and agent fees taken out of the sale.
- Sell it as-is to a local buyer. No repairs, no cleanout, no trips back. The offer is based on the condition and recent sales of similar homes nearby, so it usually won't match a fully fixed-up listing. You trade some of the price for speed and simplicity.
Both of the last two are good choices for the right person. If you have the time and money to fix the house up and manage a sale from afar, listing may get you more. If you want it handled without the trips, the work and the waiting, a direct sale may fit better.
