Yes. No repairs, no cleaning, no prep work required. We buy the property in its current condition, whatever that looks like. We've seen properties in all kinds of situations, and the condition of your home won't change our willingness to make an offer.
In a straightforward situation with nothing unresolved about who owns the property, as fast as 7 days from when you sign. The standard timeline is 14 days. If you need more time (30, 60, or 90 days) that's fully accommodated. You pick the closing date. Note: we can't guarantee a closing date until the ownership is confirmed clear, but we work actively to sort out anything that comes up.
Nothing. We cover all closing costs. There are no agent commissions and no hidden fees. The only things taken out of the money from the sale are existing liens or back taxes, and the company that handles the closing paperwork pays those directly.
We handle these situations regularly. The closing company pays your liens and back taxes out of the money from the sale. You don't need to pay anything before the sale. If you're not sure exactly what you owe or how it works, we'll walk you through it clearly, in plain English.
This depends on our specific agreement. In some cases we purchase the property with tenants in place, in others we may need the property vacant before closing. We work this out directly with you based on the situation. You don't have to figure out the tenant side alone.
No. We can coordinate junk and belongings removal as part of the process. Leave what you don't want. We handle it. You don't need to spend time or money clearing out the property before we buy it.
The offer is based on the property's current condition and comparable sales in your neighborhood. We give you context when we present it, not just a number. The offer reflects what the property is worth as-is, which factors in what you save in repairs, commissions, closing costs, and months of waiting.
Sometimes, yes. If your house is in good shape and you can afford to wait, listing with an agent will usually get you a higher price, even after commission. If that is your situation, we will tell you. What we offer is a different trade. You skip the repairs, the showings, the fees, and the months of waiting, and you pick the closing date. For a lot of the people we work with, that trade is worth more than the difference in price. For some people it is not, and we would rather say so upfront than waste your time. We are not the right fit for everyone. If we are not, we will tell you.
