The situation

A family inherited this house, and it didn't feel like a gift for long. It sat empty and fell into rough shape. Someone broke in, and the home was left full of leftover items and debris. The siding was old, the fencing was gone, the kitchen was dated, and the plumbing, heating and cooling, and electrical all needed work. The break-in had damaged the wiring too.

On top of the house itself, there were overdue property taxes and money still owed on it. The family was overwhelmed and running low on time and what they had to spend. They didn't want to clean it out, fix it up, or travel to deal with any of it. They just wanted a clean way out, with as little hassle as possible.

How we helped

We bought the house exactly as it was, including everything left behind, so there was nothing for the family to clear out or repair first. We covered the closing costs, and we worked with the title company to clear what was owed on the house and the overdue property taxes. There were no loose ends left for them to chase down.

We also set up a remote closing, so the whole family could sign from wherever they were. After our first call, we stayed in touch with no pressure, and the agreement came together when they were ready.

What it meant for them

The family walked away from a stressful inherited house into a clean slate, with the money owed and the closing costs all taken care of and nothing left hanging over them.

What happened after

Then we gave the home the care it needed. Fresh paint went on throughout, with new flooring and a fully renovated kitchen and an upgraded bath. We repaired the plumbing and heating and fully restored the electrical, including the damage from the break-in. New fencing went up around the whole yard. A broken-into, empty house turned into a warm, ready home for a new family to move into and love — and the neighborhood got a little brighter.
